At Williams Property Solutions, we offer a set price for furnished properties (15% + GST), and two clear tiers for unfurnished (10% + GST or 12% + GST). The latter - Tier One - includes Maintenance Fees and Inspection Fees.

What’s Included in Our Management Fee?


Unlike some property managers in larger centres like Wellington or Auckland, we don’t believe in adding on endless extras. Our management fee covers:


  • Ongoing tenant communication

  • Rent collection and arrears management

  • Organising maintenance and repairs

  • Coordination of compliance requirements (like Healthy Homes Standards)

  • Access to trusted local tradespeople

  • Regular reporting and owner updates


It’s a full-service package, designed for peace of mind.


What About Inspection Fees?


Routine inspections are critical for keeping your investment protected.

Our inspection fees are simple and transparent:


  • Unfurnished properties: $60 + GST per inspection (Tier Two)

  • Furnished properties: $75 + GST per inspection


This includes comprehensive reports, photographs, and any necessary follow-ups with tenants or tradespeople.


Are There Any Other Costs to Know About?


We keep it simple:

  • Healthy Homes Reports: Starting from $200 + GST depending on the size of the property (2–4 bedrooms)

  • Trade Me Advertising: $195 + GST per listing

  • Professional Photos and Video: $500 + GST (optional)


Prefer a more streamlined approach? We can also take property photos ourselves at no extra cost.
